Age-Friendly Renewal of Old Factory Buildings
Located along the Second Ring Road East in Beijing, the design team of China IPPR has renovated a 12,000-square-meter office building into the first urban renewal demonstration project in Dongcheng District — the age-friendly renovation project of General Group Beijing Meikang Mansion. Nestled close to the Palace Museum, the area boasts profound cultural heritage, yet the original building, an outdated factory office complex built in the 1970s, clashed sharply with the unique charm of old Beijing.

Adhering to the design philosophy of "minimal intervention to unlock maximum value", the design team pioneered the concept of "new Beijing charm courtyard-style senior care". The facade design retains and highlights the distinctive original architectural features. By embedding cultural symbols including Chinese gateways, red pillars and stone lions, the building is endowed with a brand-new Chinese-style facade at low construction cost, achieving harmonious integration with the surrounding cultural context.
The interior underwent a radical functional restructuring. Working within limited space, the designers accomplished a remarkable transformation: the single-purpose office building has been rebuilt into a comprehensive senior care complex integrating medical services, elderly housing, community spaces, cultural and fitness facilities, and logistics management.The team incorporated all-round age-friendly design into every detail, including unobstructed circulation paths, continuous handrails, smart equipment and soft lighting. Every arrangement caters to seniors’ physical safety and psychological comfort. Rather than a simple pile-up of functional zones, this space is a warm, responsive and lively home that accompanies residents through every stage of life.
Before long, this courtyard-style senior care complex adorned with a Nine-Dragon Wall will embrace a new lease of life beside the Palace Museum. More than merely an architectural renewal project, it stands as an exemplary work by China IPPR. With professionalism and meticulous dedication, the firm has revitalized stock space in the city’s core area and endowed it with a new mission of serving the elderly.
New Life of Residential & Tourism Care within Old Buildings
The upgraded renovation project of China Life Beidaihe Wellness & Senior Care Center consists of five aging medical buildings with a history of more than 40 years, covering a total floor area of approximately 6,000 square meters with a planned capacity of 138 care beds. Faced with multiple challenges including aged building structures, incomplete construction drawings, and significant discrepancies between on-site conditions and survey data, the China IPPR team established the core renovation principle of "prioritizing safety guarantee and precise reconstruction":
1.Prioritize structural reinforcement and safety appraisal to completely eliminate potential hazards;
2.In the absence of complete architectural drawings, designers were stationed on site to conduct repeated surveys, deliberations and scheme revisions, ensuring rational restructuring of functional zones and circulation routes within the renewed space;
3.Transform the single-function outdated medical institution into a comprehensive community tailored to residential wellness and senior care demands, while optimizing entrances, indoor and outdoor environments as well as pedestrian circulation.
The project has now been completed and is ready for operation, winning high recognition from the client. It not only proves the feasibility of achieving great returns with limited investment, but also provides a replicable, cost-effective model for the senior care transformation of similar old buildings.
Precise Design at 18° North Latitude: A New Model for Coastal Wellness & Senior Care
Located in the core area of Sanya Bay with exclusive front-line sea view resources, the General Fenghua (Sanya) Resort Center project is endowed with superior natural landscape. Adopting an integrated EPC model and positioning the project as a residential wellness and senior care institution, China IPPR has successfully revitalized this once dilapidated and idle space into a benchmark wellness and senior care destination.
The ingenuity of the renovation lies in making full use of every sea-view resource and every inch of space. A total of 172 sea-facing guest rooms and suites are retained, turning ocean views into an everyday experience for residents. The innovatively equipped on-site mini medical clinic puts the integration of medical treatment and senior care into solid practice. The project also introduces smart home systems and millimeter-wave radar monitoring to deliver imperceptible yet reliable protection, embedding safety and humane care into every subtle detail of daily life.
Perfectly integrating high-end senior wellness, urban renewal and commercial operation, China IPPR has created a warm, intelligent new benchmark for coastal senior care along the golden coastline at 18° North Latitude.
